In coastal cities, increasing pollution coupled with high moisture in the air is causing residential and commercial buildings to show early signs of deterioration, some times as early as 5 to 6 years. The demand for repairs, restoration and protection of such structures is therefore on rise.

 

The issues pertaining to such structures can broadly be classified into two groups: structural elements and non structural elements like plumbing, utility services, waterproofing, etc. One needs to study the problems and structural defects and then prioritize the work accordingly.

 

The major consideration for residential and commercial buildings while carrying out any job is safety of the people and of the adjoining structures.

 

Structural repairs in these buildings are generally limited to restoration of RCC elements (durability repairs), which include removal of carbonated or bad / loose concrete cover and replacing it with high quality impermeable repair mortars. Protection of the building from aggressive climatic conditions is the key in all the coastal areas. In non coastal areas, this can be an optional activity, since a good acrylic based coating will also do the job.

 

In a few cases, the structural members require strengthening measures to correct the defects in the RCC members, using fibre wrapping systems or micro concrete jacketing. This requires design and analysis of the affected structure.
